PROJECT DESCRIPTION

Oshen Apartments is a 7 story medium high rise, residential development, including 2 basement levels, located at the top of a hill directly exposed to the Pacific Ocean.

CIVIL WORKS

Throughout the design and construction phases of this project, BG Civil has worked closely with our Client and Contractor, Hutchinson Builders to ensure the successful completion of all the civil related aspects of the development.
BG Civil was responsible for the preparation and council submission of the civil operational works drawings and reports, including:

  • Site Works Package,
  • Erosion & Sediment Control Program,
  • Access to Parking,
  • Build Over Sewer,
  • Traffic Management Report,
  • Roadworks,
  • Sewer Reticulation Plans,

Stormwater , Roof & Allotment Drainage including Site Based Stormwater Management Reporting, addressing quality & quantity issues.

SIGNIFICANT CIVIL ASPECTS

Significant excavation near the site boundary was required due to various site constraints and architectural requirements. BG Civil completed the detailed design and documentation for these excavation works.

Rainwater detention systems were designed by BG Civil, ensuring that there were no adverse impacts on the adjoining properties caused by the new development.

STRUCTURAL SYSTEM

Normally reinforced concrete suspended slabs with reinforced concrete columns and masonry block work supporting a concrete roof are the main structural building elements.

SIGNIFICANT STRUCTURAL ASPECTS

Utilising masonry block walls to form the two-storey retention system, and encountering varied geotechnical conditions due to the differences in building levels and natural contours.
