PROJECT DESCRIPTION

Medium-Rise, Mixed Use Residential Complex.

STRUCTURAL SYSTEM

Steel framed roof structure, conventionally reinforced suspended slabs supported by concrete block walls and concrete columns and a flat plate transfer slab over the 2-storey basement Carpark. Soldier pile wall to the perimeter of the basements enabled excavation to occur as well as provide the permanent retaining wall. Due to the height of excavation temporary ground anchors were required to support the soldier piles.

SIGNIFICANT CIVIL ASPECTS

Due to the architectural layout and site constraints, the basement excavations required vertical batters. BG Civil was involved in negotiations with the neighbouring property owners to obtain permission to install soil anchors inside the property boundary, and also worked closely with the Structural and Geotechnical Engineers to ensure a successful outcome for all parties involved.

CIVIL WORKS

BG Civil was responsible for all civil operational works submissions including:

  • Erosion & Sediment Control,
  • Filling & Excavation,
  • External Roadworks,
  • Build Over Sewer,
  • Sewer Relocation.

SIGNIFICANT STRUCTURAL ASPECTS

To enable construction, a previously documented steel framed awning over the commercial tenancy and footpath had to be changed to concrete to allow erection of scaffolding on top to enable the commercial Fitout to occur without disruption. Monitoring of the perimeter retaining wall with surveying was required to ensure any lateral movement during construction was kept to tolerable values.
